Ok
now that you have a good job with a good salary, you finished your
studies from years and finally you have took decision to leave the
nest, looking for your space to say "welcome to adulthood"
there are some questions to do to yourself:
Do
you want to buy or rent?
Which
is your budget? Be realistic in this point, studying all your
financial documents, ask for bank counseling
Where
would you like to live? in the centre or in the country?
Honestly
everytime Iìve talked with a friend that was looking for an
apartment/house I always suggested to go to a real estate agency,
because he/she will became a sort of second you, understand your real
needs, know accurately market and real worths of houses/apartment and
helps you for other things.
When
you meet realtor for the first time you need to be absolutely sincere
about your budget, because if your budget is X a good realtor will
show you good deal also under X budget knowing exactly your real
possibility, while if you say that your budget is between X and Y is
normal that realtor shows you all places near Y budget- realtor earn
a commission on sale/rent- but there is the risk that you will fall
in love for a place that you can't afford. Be honest and a good
realtor will offer best solution at best price.
Where
you would like to live? In the centre or in the country? Ok if you
are opting for rent in my personal opinion is better stay in the near
or work's place, because it permits you to stay in good location
-considering that most offices are in the centre or in a walk -bike
distance from it, this coul save you money on trasportation and this
isn't a permanent solution.
While
if you are opting for buy is better looking for perfect solution,
usually it could be your permanet solution and have a backyard worths
every cent spent on fuel is your decision. If you find a house that
you like but you're unsure if that will be permanent place is better
to opt for rent option so you can understand if you can live there
forever.
First
step after questions is looking on the market and see what it is
offering via web, real estate free press, real estate agencies and
see if there is something that capture your attention. Then book
appointment to visit places, but don't stop never at first place,
also if sometimes it wins on alls, but visit at least 5/6 places and
then decide your favourite 3, compare everything: location,
neighborhood, price, if there are work to do (and there are little
difference between buy and rent). Thne when there is a winner book a
second/third visit on the "place" and in another time of
the day, best solution would be visit it when is raining because if
you like a house when sky is grey is sure that with sun it became
wonderful.
You
could ask why you need a realtor? Nobody is saying that you can't do
it alone but is a stressful work, there are several burocracy
documents to fill, do burocratric controls before buy/rent/sell and
most of time realtor helps you to negotiate price and all saving your
time.
Credo che la scelta come dici tu, sia strettamente legata al budget in questo caso!

Il budget vero è essenziale, se ti innamori di qualcosa che non puoi permetterti meglio ignorarne l'esistenza:P
